I structure the loan upfront
I structure and underwrite every loan myself before it ever hits processing (reserves, DTI, condo warrantability, insurance). Your contract date holds because we catch the surprises on day one, not in week three.

Charlotte, Sarasota, and Lee counties. Punta Gorda, Port Charlotte, North Port, Venice, Cape Coral. Real rate, insurance, and pricing data for your sphere. Use it in your listings and buyer presentations.

Pre-approval issued
Same day on complete loans. Letter goes to your buyer and you simultaneously.
Disclosures & locked rate
Loan estimate out, intent to proceed signed, rate locked. You and the buyer get a copy.
Appraisal & title
Appraisal ordered day 4. Title in motion. I update you Monday with status, even if nothing changed.

I run point on conditions personally. No black-box "we're waiting on UW" updates. You get the actual outstanding list.
